Asbestos and Lead Inspection Services

KEMWest provides complete Asbestos Containing Material (ACM) as well as Lead Inspection and management services to building owners, operators, and occupants. We offer a comprehensive approach to testing, assessment, management and abatement of ACM in all types of facilities. Mold and Moisture Assessments

Indoor Air Quality Assessments

Poor air quality may cause a variety of health issues, and the EPA and OSHA have established standards for various airborne contaminants. KEMWest provides air sampling services designed to assess indoor air quality pertaining to the presence and concentration of many airborne substances, including:

Environmental Site Assessments

A Phase I Environmental Site Assessment (ESA) is a planning tool which enables buyers, sellers and lenders to assess potential financial liability associated with environmental issues at a particular property. Many lending institutions require an environmental site assessment prior to approving financing or refinancing. With remediation costs often ranging from thousands to millions of dollars, this initial step has become an essential element of the property transfer process.

KEMWest offers full service site assessments, including:

 

  • Review of accessible EPA and applicable state environmental databases for potential sources of environmental impact
  • Examination of historical land use information, including aerial photographs
  • Review of prior ownership records, i.e. deed and title search
  • Onsite inspection of the subject property and surrounding sites for items of potential environmental impact. These items include:
    • Underground and above ground storage tanks and associated piping systems
    • Evidence of spills or release of hazardous materials or hazardous waste
    • Areas of accumulated refuse or abandoned landfills
    • Asbestos containing materials
    • PCBs in electrical equipment
    • Presence of radon and lead based paint

 

All KEMWest Phase I ESA's exceed the standards set forth in ASTM Practice E 1527-13 and the EPA rule Standards and Practices for All Appropriate Inquiry. We also make recommendations for conducting Phase II Environmental Assessments based on the findings and results of the initial Phase I assessment.


Phase II site assessments are carefully and prudently tailored, using state-of-the-art engineering techniques and procedures to address the specific problems of the individual project. These solutions range from traditional removal and disposal methodologies to more complex treatment systems such as venting, bioremediation or other in-place treatment techniques. The scope of the remediation plan is determined based on individual client needs, available on-site resources and specific site conditions.

Health and Safety Programs

Water and NPDES Sampling

KEMWest provides water quality sampling and assessment for a wide range of potential contaminants in tap water, storm water, ground water, and surface water and will work with the EPA and CDPHE on sampling design, monitoring, and reporting services required for Construction Dewatering projects or other NDPES permits.

Waste Characterization

KEMWest has partnered with clients since 1996 to help manage their hazardous waste and hazardous materials compliance programs. Universal Wastes and Regulated Building Materials (RBMs) such as asbestos, lead and other heavy metals, PCB-containing light ballasts and equipment, mercury containing thermostats and light tubes, refrigerants, oils, and others all require special disposal consideration under RCRA and KEMWest will help you identify and characterize these materials for proper disposal.
